CAM Fee does NOT include Utilities

Hi Team, Happy Monday morning!  

 

The CAM Fee is the Common Area Maintenance Addendum.

 

For properties in Texas, Georgia, and Florida:

  • If the property is not sub-metered or direct metered, utilities (such as water, sewer, gas, etc.) are not charged Utilities.
    • Therefore, there are no Utility Addendums.
    • Note: Texas law prohibits Flat Rate RUBS.
  • For sub-metered or direct metered properties, utilities (water, sewer, gas, etc.) are likely charged for Utilities, in addition to the CAM Fee.

For properties in Arizona and North Carolina:

  • All properties are charged for utilities in addition to the CAM Fee.

 

The CAM Fee does not cover utilities:

  • Consequently, the CAM Fee Addendum explicitly states that utilities are not included.

 

Please cease immediately and refrain from informing applicants or residents that the CAM Fee includes utilities.
